Eco Friendly Communities.

The main feature of Lezah Eco Smart Homes is the use of high technology to achieve environmentally friendly living that is safe and healthy without sacrificing the conveniences of modern life. But the eco-friendly lifestyle also requires the commitment and cooperation of each resident to follow the rules to maintain a clean and healthy environment because one person who uses poisonous or cancer causing chemicals exposes everyone to an unsafe environment. Additionally, there are shared costs associated with maintenance and upkeep of the hardware and technology used to monitor the safety and quality of the water, air and structural integrity of the built environment and the operating systems, staff and contractors who service the community. These costs and rules are detailed in the fees and covenants described below.

  Building Maintenance

  The air conditioning system which ensured the constant flow of clean filtered air throughout the building requires constant maintenance. The filters and sensors and alarms systems must be replaced regularly and tested to ensure that they are working and effective. The structural integrity, maintenance and repair to the physical components of the building such as the elevators, windows, automatic doors, monitors and security sensors, cameras and the staff constitute another series of costs that are associated with eco-smart living. The cost of this maintenance is distributed and appears in the condominium fees.

  Common Facilities

  Common facilities such as the recreation facilities like the swimming pool and gym require constant cleaning and upkeep and staff to perform these services and maintenance. The dining hall and computer center, business center, media room and the services such as wireless internet throughout the building also require care and maintenance. The medical resources and emergency medical facilities also require constant updating to ensure that the appropriate items are kept in stock and the equipment is always in working order. Security staff and medical staff are also required for the common facilities. The costs associated with the staff and maintenance of these common facilities are distributed and appear in the condominium fees.

  Covenants

  The covenants are an itemized list of rules that are documented and signed by each resident before they are allowed to join our eco-smart living community. The list include the commitment to using clean energy and maintaining a low carbon lifestyle, as well as an agreement to protect the community and the environment by proper disposal of waste in the well defined ways outlined in the document. The care in choice of chemical products to use for cleaning so as to keep harmful pollutants and carcinogens off the property and the commitment to prevent and report harmful behavior and acts of vandalism to community property.
